• 北京办公楼市场呈现需求回升态势,春节后迎来问询量小高峰。
Beijing office market saw a demand recovery trend, with an enquiry
peak observed after Chinese New Year.
• 全市甲级办公楼平均租金在 2023 年第一季度持续下调,环比下降0.9%,
同比下降2.5%,租金降幅相比上季度有所收窄。
Overall rents saw a continuous but narrowed decline in 1Q23, recording
-0.9% q-o-q growth and -2.5% y-o-y growth.
• 从成交数量方面,超过 60% 的甲级办公楼租赁需求来自1,000 平方
米以下的面积。 近期市场鲜有大面积需求出现,主要因为大型企业通常
需要更长的租赁决策时间。
More than 60% of the leasing demand is for size below 1,000 sqm.
Demand for large space is rare as large-scale companies usually need
longer periods for leasing decisions.
• 第一季度全市净吸纳量由负转正,主要由于近期租赁需求复苏,成功回
填了季度内的退租面积。
In the first quarter, overall net absorption turned from negative to positive,
as space surrendered in the quarter was backfilled by increased demand.

❖ 市场中大部分租户带着极低的预算寻找抄底机会,并
非因为无法负担租金,更多是主动收紧预算。
❖ 目前市场中部分搬迁伴随着面积缩减,仍会释放部分
空置面积,市场压力并未显著缓解。
❖ 业主方租赁策略近期较为激进,甚至提供装修补贴,
在表面租金不降低的前提下给予租户更多优惠。

Most of the tenants were looking for bottoming-out opportunities
with very limited budgets, not because they cannot afford the rents
but more for actively tightening their budgets.
The landlord's leasing strategy has recently been more
aggressive, even offering renovation subsidies to give tenants
more concessions without lowering the face rents.
Some of the relocations were accompanied by space
surrendering, which released more vacant space in the leasing
market. Currently, market pressure has not been eased
significantly.
